1, we had a listing agent who was completely AWOL and made our decisions for us. (That was before I was licensed) LESSON: Do NOT hire a 'family friend'.
2, we bought new construction without hiring a buyer's agent, NEVER AGAIN would we do that.
3, we bought land out of state and the agent LIED and said she was not a dual agent. THE LISTING AGENT WAS HER HUSBAND IN THE SAME OFFICE. We did not relist with her, when we sold even though she originally came highly recommended. LESSON: Vet em yourself, even if you trust the source.
4, we bought when we were mad at each other. LOL. NO!
5, we bought right, sold right, then listed it for the next 2 owners. :D
6, we bought right, I let one of my dumb agents list it. He was fired over it. LESSON: No inexperienced agents for a listing . . . and no more agents for my office.
7, we bought right, still have. Almost missed the deal as someone else was writing when we executed the contract. LESSON: If you want it, pay the price and do it fast. If it's good, it will be gone.
8. we hired the best listing agents in the area that we knew, but they were also the reigning REO royalty . . . gave our listing ZERO attention. The next agent got it done. LESSON: If they're too busy, someone's gonna get ignored.
