I have used gift cards at Home Depot for those moving into fixers. I gave a Museum of Making Music membership to a musical family. Now am using branded CutCo knives. People love them

I tell buyers I come with the house.  And I mean it.  I'm always going to be there to help them with whatever.

I try to get to know my clients and I give them a gift based on each individual.

I give a hot dog party to buyers 30-45 days after they close.  I send out invites to their personal mailing list and I now have new people to add to my database. 

I make these special and unique to the individuals.  I do not see the gift as a one size fits all.

After closing, I send a cake from Penn Street Bakery in a tin with my logo, etc. saying "thanks for the sweet referral," "wishing you many sweet years in your new home," or "it was sweet working with you." People love these cakes. About $30 per.  For newcomers to Charlotte I buy those coupon books for $30 that give them discounts all year long at local businesses.... they love those as well.

Before closing I make up new keys for their home that read "Home" on them and attach them to a "house" key chain.

One agent had throws (blankets) made that had his name and company name and landmarks around town on it. I guess he was saying he was a landmark.

Depending on your state you need to be careful doing that as it can be looked upon as paying a non-licensed person a commission.

For personal referrals I ask or know what motivates and encourages good behavior. If they say 'Red Lobster' I need not be too creative.

Closing gifts. In this category the AGENT needs to be creative. Squeeze to the 5, 6 and 7 and build along those lines.

Example: New owner shares I am moving to a new house so I can watch my infants grow into responsible adults with all the things they need right here.

For these, the greatest and most significant gift they will EVER receive, to get to where their heart lies, is the dinner table journal. You can't buy it, you have to make it.

Most referral gifts are referral fees to other agents.

I like something with shelf life. I often give the atomic clocks that tell the indoor and outdoor temp. I also stumbled across some hand painted pepper grinders that are beautiful. 

I have not yet given out gifts.  For one client who was into guns, I almost got them a gun cleaning kit that stored itself in a giant shotgun shell.

I've been toying with ideas for my current buyer, a very unique situation.  I'm hooking them up with my investor and their suppliers to help get her some items at a good price, so that is the extent of my closing gift there.

Check state laws about referral gifts.

It depends on your budget and the price of the house. Ask questions and listen carefully, you'll always come up with something they would really like. 

I have not typically given closing gifts. Food is always a good choice. A nice pie or cake is welcome by most families.
