After closing, I send a cake from Penn Street Bakery in a tin with my logo, etc. saying "thanks for the sweet referral," "wishing you many sweet years in your new home," or "it was sweet working with you." People love these cakes. About $30 per. For newcomers to Charlotte I buy those coupon books for $30 that give them discounts all year long at local businesses.... they love those as well.
Before closing I make up new keys for their home that read "Home" on them and attach them to a "house" key chain.

For personal referrals I ask or know what motivates and encourages good behavior. If they say 'Red Lobster' I need not be too creative.
Closing gifts. In this category the AGENT needs to be creative. Squeeze to the 5, 6 and 7 and build along those lines.
Example: New owner shares I am moving to a new house so I can watch my infants grow into responsible adults with all the things they need right here.
For these, the greatest and most significant gift they will EVER receive, to get to where their heart lies, is the dinner table journal. You can't buy it, you have to make it.
