I'm fortunate in that there are a lot of great agents in my marketplace. Every once in a while, I run into a cooperating agent that brings more drama and conflict to the transaction than there needs to be. Buyers and sellers take their cues from their agents. Even the most masochistic client can be calmed by a great agent. That agent may need an adult beverage or two at the end of such an interaction though.

Guess I have never felt I was the ONLY one, but there are times when there is one person in the deal (and not necessarily the agent on the other side) who just doesn't seem to care much about the process and doing what is right or in a timely manner, or who perhaps just makes a lot of mistakes. I've been lucky to work with some really great agents in the last few years

Yes, I did face this problem in one of my loan in 2015. I am specialist in investor loan and that was investor loan with very small loan amount. No one was interested because of loan amount and I know how important it is for investors to close on time. I didn’t get any co-operation from HOA or anyone who was involved in that transaction except client. It’s not they are lazy or busy, sometime they don’t care about it.

Yes, I know what you mean. Most of the time, it is just one person, usually the seller's attorney, but if it is more than one, it can be a real headache. All parties need to understand their roll in the process, and once that is done, things run better. Agents, get me the contract, attorney, get me the title, buyers, get me the docs I request in a timely manner, and the rest I will take care of. How hard is that?
