Maybe it's not the marketing that's the issue. It might be the price and/or location. Don't throw away money on marketing if that's the case. I had a one of a kind, gorgeous multimillion dollar home that was in a beautiful neighborhood but didn't warrant the price. The listing expired and 3 years later is still on the market with another Realtor.

One thing that does work in our marketplace is Facebook ads. You can pick what likes the person has to narrow down the specific such as people who like certain types of pages. This may assist in targeting a market tailored to your home. It shows results. The person is a former agent those numbers may be the back up you need , showing that the interest is there but the price has to be adjusted.

I've only been able to find Buyers for 2 properties with indoor pools. One had to be drained and a new floor built over the top of it!! It became a lovely family room
Several others languished on the market and still have not sold 5 & 6 years later and through many other brokerages. They're a tough sell even when priced correctly. Good luck!

One option is the customary price beat down on the owner. You already admit the property is overpriced. Then suggest the 'ex-Realtor' owner is overconfident regarding the value. I NEVER advocate a price beatdown. Such 'one dimensional' marketing is not appealing to me.
#1. Demonstrate through actually numbers that your marketing is working. (L1 + L2>montly sales)
#2. Consider paying for a CC type trailer that you can leverage long after the property is sold or out of your listing inventory. You will need to hire talent to make this worthwhile.
#3. Press the owner for their REAL goal in selling this real estate. That will be a 5, 6 or 7 answer.
#4. Conform the marketing to the real goal.
The truth may be you are simply renting the front yard (no true motivation to sell), so make the most of it.

If its overpriced and has been since day one, it has lost its luster to the market. That will be very hard to challenge.
The only one suggestion that I have since maintenance has been commented on, is to have your seller give you a one-year breakdown of costs. I would add that to your agent documents on the MLS, and also add to your marketing book. That way you can either confirm or debate the perception of what it costs to have an indoor pool. They are much less than outdoor pools if I remember correctly.
If the seller refuses to reduce to what the "market" says is the price, you may have to review the value of your time....

Homes with pools seem to always take longer to sell in this area. Many people don't want to deal with the expense of maintenance, are are worried about liability. If pool doesn't add a lot of value to property, I would get rid of it, or convert it into some other use. Vault, wine cellar, fall out shelter, storage, etc, etc.

I would determine who the most probable buyer is and target my marketing to them. You have to know where buyers are most likely coming from to know where to market as well. If the pool is a barrier for some, market to those who would love the pool. It sounds like a dream home. Pictures sell.

Outdoor pools here are very popular and will most always be a plus not indoor pools. Sally K. & David L. Hanson had the best take for a fresh approach at a target group.

Unfortunately the list price is too high. The owner is a retired Realtor and insists the price is in the ballpark ( its not). If I could generate some interest in the Home and get an offer im sure the seller would negotiate. Problem is to generate interest. As re marketing MLS and other internet sites, Postcards, posters, personal networking, open houses, newspapers.
