If the TOOL is the same, the variable is the AGENT!
What will work best for YOU, requires more data. That data resides within your real estate business plan. The business plan compels you to define your business, what exactly your services include, who is the preferred customer, where they are located and how you will reach them.
Without creating this road map to your business, the default business model is the "Accidental Real Estate' plan.
For example, if you are working distressed real estate or the investor market, your tools will be Hubzoo, RealtyTrac, Auction.com, Craigslist, netloop and REI networks. Not one, but all of them.
Now, my direct response to your question is FACEBOOK. Trust me when I say, you need more information before stirring the FACEBOOK pot. It does not work for EVERYBODY.

Sid check out Trulia Seller leads if you are going to be a shark their data is decent. I listed two last year from them and lost four. I just get too many leads some stuff slips through the cracks. One of those three did list with Mr. 1% after a failed listing appointment where I was going to stage it for him at a cost of $6,000 to me for a $1.3M, the proper way to market a home of that caiber. The other three listed with other agents. What this tells me is those on Trulia looking for their "home value" are sellers you just HAVE to get to them. I have another one I'm working on for $850k. He claims he wants to be FSBO. Immediately after I got off the phone with him I think I was on the way to go tanning, I switched gears and door dropped sothebys brokerage marketing magazines they are around $5 each and uber cool. I also every two weeks have been emailing him. This is getting long anyways the point is you have to stay on top of them like white on rice. If an agent takes a lead with no CRM and is lazy that is why they say internet leads are a waste of money. But if you create a system with a CRM and work hard they are a very viable business.
