Good morning Michael. Yes, a radon test is always recommended. I would say 4 out of 5 tests that are done will have one done.

TeamChi - Complete Home Inspections, Inc. We do have radon in our area, but the test is not mandatory. Most buyers I see ordering the test are coming in from out of the area.

It is on the same addendum as our home inspection contingency, so we go over it with every buyer and give them the option.

We have those areas but they are rare. Most often when there is blasting or construction in a large area the results spike.

It depends on the market. If a buyer really wants the house, and feels too many contingencies might lessen the chances of their offer being accepted, they will wait and do their own radon tests after they own it, and pay for their own remediation if it's needed.

Yes.  Radon passing or failing is about 50/50 here.  We let our sellers know to expect the buyers to run the test and it costs about $800 to $1000 to mitigate if over 4.0.

Fortunately, I don't live in a high radon belt, but if I did, I'd certainly recommend a radon test... they aren't expensive anymore. I'd say even here 50% of my clients do one, but we don't find unacceptably high levels of radon more than 1-2%of the time. And often when we do, we retest and find out that the equipment was reading badly.
