It already is. People are scared of what is and isn't coming out of DC these days. They are anxious, nervous and READY for a strong leader who will lead. They are tired of liars and career politicians. They are tired of the country being ripped apart by their leaders and want a unit-er.

Local politics perhaps will as zoning requests for new subdivisions may or may not be approved.  Otherwise, I don't expect much direct impact for political reasons.  Our local market is fairly homogenous, very heavily Republican.

Here in Washington, there are very few transactions involving people moving in or out of town after an administration change.  So, almost no impact here.

I'm still seeing plenty of buyer interest in the Las Vegas market, but will be keeping an eye on interest rates. Higher rates mean decreased purchasing power.

Wow! These answers are all over the charts. It's hard to get a real read other than to fall back on that age ole adage that RE is indeed local.

I'm asking this question because I'm transgressing from a local contractor and manufactured home specialist to a buy and hold invsestor trying to build more of an investment portfolio. Appreciate all the feedback.

Investors' confidence can be affected by elections. I know of one high dollar land deal that was 'on' 11-5-12 and 'dead' 11-6. The proposed development was medical.

John - From my experience, things tend to slow down closer to election time because of uncertainty, but then as soon as the election is over, it will be back to normal for most. Just depends more on what the economy is doing at the time.
