If you have listings already in this demographic then marketing direct mail with just sold a just solds.  But if you are looking to break in I'd suggest the buyer lead route first.  5-6 years from now you'll have a past client farm in that market.  This is how I structured my business and it worked well.  Included a $16M sale.  Never would have happened with direct mail or FB ads Annette Lawrence , Palm Harbor, FL 727-420-4041

Determine where they are "hanging out", and then market there. Facebook, LinkedIn, etc.

If you check the tax records, it should say where to send mail, and you can send marketing there too.

Direct mail, but I'd probably throw $5 or so a day in Facebook Ads for that zip code. That way anyone that owns a home there no matter where in the world they might be will see my brand.

That is a challenge. Is there some service that you could cost effectively offer them for those times they are not using the units? Something like a guaranteed 3 hour response in case of a problem? Best of luck.

Unless you're a member of the club, why waste your time? You do know most of those luxury estates are professionally managed by guess who? Your best bet is to farm a neighborhood where the homeowners actually live and work, and you can meet them one-on-one rather than wasting your time going through intermediaries.

ditto to what Val said.... that's the path of least resistance and the easiest way to see a return on your marketing investment....direct mail would be my method....

I always follow the money. Its great to do business with a millionaire but its better to have access someone who deals with 100's of them. I always ask for personal banker info when dealing with high dollar clients and then follow the money. Once you build a relationship they will let you send them a deal of the month or something. As long as they don't feel spammed most don't mind, and it gives them something of value to offer. good luck.

What specific sale price are you targeting? and zip code then I can give you a plan I do a big number of Florida purchase loans to foreign nationals.

Canadians and UK are mostly english speaking (some french) Connect with the top investment agents in Toronto Montreal Quebec City and Halifax  (East Coast is where 90% of Canadians are coming from for Florida -proximity and cheaper than west coast)  Translate your website into Canadian French.

What are Canadians looking for?  A deal, a bargain, warm weather as investment to rent and gain value

UK buyers are different

#1 you need listings to advertise to them with video, and great images, rent estimates, net cost sheet, numbers

#2 forget the gurus who tell them to buy in a LLC or any venue where they paid $5000 for a class.

Know your market like the old fashioned paper boy who collected payment at the door.

Be a resource:  weather reports, repair experts, insurance agent , lender, rental management company who is 1000% honest

If you choose to market to Germans, learn the language or hire someone who speaks fluently.  I work with a number of Chinese and Arabic buyers and even though they speak english I studied Manadarin and Farsi to be able to be trusted. (I'm a blonde woman and they prefer to work with a man who is similar - I can't be that but I can be expert at what I do)
