Thankfully, not any more. Being an independent broker I always work at 100% commission. It's a beautiful thing.

No, you are at the same level until the end of the next year. If your production does not warrant your current split, you will reduce on Jan 1. If during the year your production exceeds previous levels you will move up.

Ours is reset on our joining the brokerage anniversary date (for us, April). As soon as we pay off our annual bill we go from 70% to 95% the rest of the year until our next anniversary. It's nice knowing our next closings are essentially all ours.

I don't and I left the company that did that 11 years ago. And my arrangement is pretty much what Liz and Bill Spear described. In 2015, I'd met my "contribution" level in the first month of my anniversary year in July and get 95% of all commissions (5% for franchise fee) until July 2016.

Like Kathleen Daniels , I am an independent broker and LOVE it. That means whatever I earn I keep. With my business model, I do have certain expenses, but they just add to my overall lifestyle.

yes my company does that as well. It's an incentive scale and it motivates agents.

Debbie, our anniversary date is in January and we are on an 80-20 split but capped back in July so we have been on 100% since July. The nice thing about KW is that once you hit $3,000 in Franchise Fees (about $1.7 million in production) you are capped on that, as well. Our monthly fees average around $110, and we received over $5,000 in passive income from the owners in the form of profit share. With Keller Williams my wife Sharon and I are considered one agent when it comes to paying the splits and franchise fees, so that is a GREAT thing as well!
All this without a single, HAIL GARY KELLER! ^_~

Absolutely happy with my arrangement that there is no need for me to become a broker unless I want to. Would not like a sliding scale system that starts over every year!

That's a good question, my broker told me what percentage he would give me when I came back to work here last spring. I'm not sure if I revert back to a lower percentage or not.

Many brokerages will if they are not profitable.
At ROG they raised to E&O and reduce the the commission split slightly.

No...our rate of pay stays the same no matter what. But I did get profit sharing for us agents and those that sell more get a larger percentage of the profits.

No, small brokarage like mine does not do it. I negotiate my terms before joining a broker and % is #1 on my list of the most important terms.

Debbie Reynolds KW has a CAP model - and on the anniversary month, all the agents slide back to initial split until they can again.

We get the same year round. We will actually be making more because our broker charges a monthly flat rate fee, but if you pay for 8 months in advance, you get 4 for free. This calculates to an additional $1,000 we will make this year between my husband and I.

My broker had that when he first started. Ended up being the top agent in the company and moved because of that scale. His next office recruitted him and made the reset much nicer. Eventually he went to Re/Max and got rid of the split, then opened up his own brokerage and completely eliminated it. I have no split either for most transactions. For ones from a specific source where we are marketing ourselves together (and splitting the marketing costs) we do a split on those.

Im the Broker and no, if they did a good job then they deserve to stay at a higher split. Actually even if they slip I'll carry them at the better split for two years. Why heap pain on pain?

Good morning Debbie. There is no sliding scale for my loan officers, they get their dollars based on their percentage.

We stay at the same unless we are not producing at the expected amount. If we are slacking or not producing one would revert to the beginning ratio.

At KW it is based on our start date year to year. And at the beginning of that year agents who have met target once again start fresh. Mark

Most companies incorporate some form of Senior Agent status where your longevity & education/designations keep you from sliding all the way back like a Newbie does.

These types of programs are gaining in popularity. After covering costs and allowing for some profit it can be encouraging to allow associates to participate
