Never, since people in Los Angeles dress very casually. Some of visitors of open houses are on the way to/from friends, gym, etc. No one dresses up here for checking houses.

appearances can be very deceiving, many rich people do not look it, and many well dressed people have less in their bank than in their wardrobe.

Not always, i use a series of questions to determine how real a buyer is. You can get a good oicture of a buyer by talking to them.

From the grocery days some of the worst dressed had the fullest carts.
My first sale in the auto industry was a Park Ave and a Special Edition Riviera totaling $36,000; he drove in a LeSaber belching black smoke and wearing tattered blue jeans, sneakers and a ripped tshirt. Then the salesperson with the most experience had first option and I was number five and last to get a chance. After that the only way to say no was they had no credit or cash for the purchase.

I try not to.... but to some degree I think deep down we all do make however a small assumption about people based on how they present themselves. I believe it's only human nature.

I remember opening up my first office in the 90's and desperately waiting for someone to walk in.
A young kid walks in with a tank top, shorts and a dog paw tatooed on his leg. He liked like a surfer. But his Grandpa was a billionaire who just gave him a million dollars cash to spend on a house.
I don't judge people by they way they dress, but I sure do judge them on the way they answer my questions.

The problem with the question is the word JUDGE.
Most of the definition include a qualification possessed by the subject. If one is qualifed to determine height, they are qualified to judge height.
Dictionary.com lists the #10 definition as:
to infer, think, or hold as an opinion; conclude about or assess
My response would have to be YES I DO.
Quite often the opinion or judgement would be "that garment did not have the sufficient amount of fabric to cover that for which it was intended.
It is amazing. So much science exits regarding the first few seconds of a meet and the whole 'first impression' dynamic.

No. I've worked with some Jed Clampett types who I knew owned 100+ acre farms, and carry $20-30,000.00 " walking around money" in their pocket in case they run across a good deal on a truck or tractor. Also, on one listing I had in Leesburg, a couple showed up in an old dirty dented up Honda civic. The owners were about to leave and saw them pulling up. The owner commented something like " They look like they couldn't even afford to buy the shed out back". Turned out, they were both doctors and had just sold a property in NY on Park Ave I think it was. They bought the house which was listed at $600,000.00 +, and paid full price. They are still living there today.

Paul - I learned a very long time ago never to judge a book by its cover. I have found many of the richest people I have ever met don't show it by what they wear outside of work.

No, clothing style is a personal choice and in no way represents a bank account or credit worthiness.
1,209,215
Some of our highest sales have been with buyers that dressed in shorts and a t shirt. We treat everyone the same, as long as they have proof of funds.

Paul,
No because it doesn’t mean anything. Everyone is fairly causal these days.

No, I have meet many people who just didnt care about clothing styles. My last buyer didnt dress very well, but he made his purchase in cash, and told me he would buy another property from be in Q2 of 2016.

How can you? We recently sold a condo to a couple who, according to their modest car and their very casual Walmart clothes, you would never know that were million dollar buyers...Never judge!

I used to think this mattered, that the "rich and powerful" always dressed to the "nines" (whatever that means). Of course, I was still a minor at that time. Since then, especially in the tech industry, I've seen the "rich and powerful" dress rather slovenly and their attendants are in suits and ties. Out where I live, I've run in to MANY celebrities from Sophia Loren and Tom Selleck to Shannon Doherty, Brittany Spears and Heather Locklear while out shopping. Depending on where they were, some were dressed up (antique shopping) and others were very casual (grocery store/target).
My area's median income is over the six figure mark (some parts are WELL over that mark), so you never know.
I do sometimes try to guess what they do for a living though. I had a guy come in to an open house who I SWEAR was special forces by the way he dressed and carried himself. My guess was Navy SEAL just because that would have been the coolest open house visitor EVER!!

No. After 16 years of owning real electronic stores before I got into real estate I learned that "you can judge a book by looking at the cover".
