This is great, and the only time I have ever knocked on a door is when I had a buyer with me and the home had been an expired listing, yes I would have paid $10 per minute to get that buyer the house, but I am not a door knocker and fortunately live in a neighborhood where I seldom see them at my door.

Lots of loopholes in the offer. The person could hold up signs with the sales pitch (no listening involved), do a non-sales pitch, conduct surveys, simply provide information etc.

Isn't a neighborhood marketing report worth at least $10? No sales pitch involved. You just let them know that you have buyers that are interested in their neighorhood and are looking for a home to purchase. If they're thinking about selling, then you set an appointment with them and discuss their options. If they're not ready to sell, then you let them know that when they are ready, that you'd appreciate their business. Easy peasy...
