I've had that happen... recently on a listing less than 24 houts after it was listed. But guess what, we alrady had an accepted offer!

Good morning Bob. Some folks don't have the brains to bell a buzzard.
I don't mind it because at least I know somebody is listening or looking out for my services, and I check for scammers too.
Sometimes agents already have a buyer or tenant in place when the property goes live. In our MLS, we post it as Active status first and then change the status.
An agent may happen to spot the property at just the right moment as it goes live. I don't blame agents for asking. No one wants to go to the trouble of scheduling a showing only to find out the property isn't available.
I get that on facebook groups. It's ok, keeps the line of communication open and only takes a second to respond.
I think it is just a conversation starter like are you single?
THEY DONT..... i am never surprised to see the stupidity of some people.. yes i said stupid... :)
People never cease to amaze me one way or another.
In the Dallas real estate market...that quick question is a necessity - as the property may already be gone!
Bob - Hey, in this world of instant everything, we have called on something that was posted within 3 minutes and someone had already claimed it. It happens fast sometimes.

When I used to post on craigslist it was a daily occurance, luckly I dont do that anymore.
It is best not to assume common sense.
Some people don't look at the timestamp. Plus, it's a good habit so you don't assume. There very well could be an offer already on it.

I am actually more humored when they see an old listing that clearly has the "SOLD" ribbon across it and they ask if it's still for sale.

Without finding humor in this business and in life, I'm not sure I'd still want to be a member of the human race. Sometimes it's a laugh riot.

If it's from a Buyer - build the database.
If it's from another agent - refer them to the MLS....
Yes and sometimes it's other Agents that are doing the asking.
Expected...you bet. It's all about building lists, so any call is a good call.
I am baffled by those labeling 'stupid' those who respond to good advertising.

Well i get these calls too and i can say that when i see a new listing, i also ask because it is not always new, some may have been held and they have a buyer abnd are entering it has new to put it as pending right away.
It is nice to receive such texts. It must be a hot market.

Now one can expect the text in 3 hours...lol!
