I have to calculate the commission when I prepare the transaction sheet for my company that accompanies the contractual paperwork. I don't have any ideas on spending... when I receive my commission my husband takes care of the rest.

Subconsciously probably immediately calculated but I would be aware of the range beforehand. Then it goes to the bank.

Good morning Debbie. In Kenny Rogers song, this lime sums it up pretty well. "They'll be time enough for counting, when the dealing's done".

I'm always aware but it isn't my focus. I really don't need anything at this point of my life so spending it is not something I get into anymore.

Debbie,
I calculate it ASAP and put it in my pipeline spreadsheet. I don’t typically think much of how it will get spent. It just goes in the pot.

And I do not like to start spending that money before earning it...lol!

No, I don't make any plans (not even just dreaming kind of plans) until the money is in my account. I do, however, add it to my spreadsheet of deals underway.

Debbie,
I always knew what our commission could be, and I never sent it until it cleared the bank. Since, I also paid our agents, I would immediately subtract that amount in my head. A

I treat it as if it is bad luck if I calculate my portion prior to preparing the commission statement, and I never think about spending it until the commission check has cleared.

I look at the commission after all the signatures are signed, appraisal and inspections are complete and a clear to close. I don't think about spending it until after it is in the bank and look at the budget.

I am with @David Gibson on this one - I have a certain amount that I expect to generate each month so it mentally goes toward that amount. I don't plan on how I will spend it other than meeting expenses like payroll, marketing, tuition, mortgage etc etc! LOL

Debbie - Absolutely not. I don't even calculate my commission. I just wait until I receive a check in my hands and then deposit it.
Never count your chickens before they hatch, or as Kenny Rogers sings, "You never count your money while your sittin' at the table. There'll be time enough for countin' when the dealin's done".

I learned a long time ago that there is no guarantee of ever getting paid until the check is cashed and in the bank. Even then I wait at least 6 Months before I'm relatively sure they won't sue. I don't think of the money as mine so it not spent or designated for until it's in the bank.

I actually don't even pay myself commissions so no. I'm salaried at my company and my commissions go into my corporate account. I do check to make sure it's the same on the closing documents as it was in the MLS

I never calculate the commision until I receive the HUD to make sure it is correct. When I get it, Sandy gets it all!
1,530,594
I look at the numbers after it gets accepted (to make sure escrow has the commission instructions correct). I don't count my money until escrow closes though. After that the money gets split into savings accounts and operating accounts and I go from there. Next on my spending list: M1 Garand, gun safe, power generator and an SUV.... and maybe a Sig or a Glock.

No way...commission never comes into play till the day of closing. Too many things can and does go wrong. I never count my chickens till it hatches. First thing that comes to mind at the time of listing/contract is how to avoid any unforeseen issues.
8,083,637
I is best not to count on that commission until settlement takes place.
2,828,707
I stopped doing this but when I was doing it, I was adding up revenue long before chicks hatched like in the phone call stage of a potential deal
1,466,257
Debbie Reynolds When I cash the check. Counting your fee before closing is a guarantee to jinx the sale. LOL

When I submit the contract to my office, the brokerage commission is a part of that form. I learned from experience many times, not to think about spending it until it's in my wallet.

Not until we have to create the Commission Disbursement Authorization...
1,713,576
I can always figure commission in my head but on spending I am more of an income person rather than outgo. We have a budget that includes how much we invest in profits. We also make sure that taxes are paid, in fact taxes for 2015 has already been paid with a bit of overage.

I follow the business plan. Spending based on a single transaction indicates other issues may exist.

When they hand me a check at closing, it is never closed until it is closed.

I think about the commission when my assistant emails me a task to approve the disbursement authorization (this instucts the title company how to split the commission check to our office so I can get paid at the table). I need to approve it before she sends it to the title company.
My assistant sends me the D.A. once we have a clear to close.

When offer is accepted. You want to know if it will go through and if it does. The broker gets a cut of it. Then I worry about what bills I can pay out of what is left of it....
