I am a firm believer in them. I use HWA, bother personally and professionally. Saved over $5,000 this year on my home with my own warranty--not bad for an $800 investment in warranty and deductible. Amongs other things, got a brand new A/C unit for my second floor.

I used American Home Shield for years, they raised their price a couple years ago so I went to Home Warranty of America.  Big Mistake! HWA turns everyone down, gives them a hard time and sends out shoddy workmen. I just got new printed materials from American Home Warranty.  I am going back.

I've had experience with American Home Sheild and Old Republic - both are good. It important that the client call them first if  problem comes up and follow their instructions but my clients have had good luck when they do.

So far I have yet to find a warranty on anything that was worth the hassles of redeeming it.

Though I do appreciate buying a product that has a long one, hoping that this means that the people selling it at least believe that it is worth standing behind for a long time.

Sorry Paul, I have no experience with any of the companies that sell the home warranties so far, so I cannot offer any advice here.

I believe it makes a buyer a bit less anxious about older systems.  I used one myself for a while, but found the service and the work less than acceptable.

I believe in Home Warranties. I carry one on my personal residence.  My central air conditioning unit is 27 years old and getting parts is impossible now...  so next time it goes out, guess who gets to pay for it?  that's be several thousand dollars!  In the meantime, I'm also covered on a myriad of other appliances.   I use A.H.S.

When I was an active agent, I also suggested buyers request the sellers to provide a one year warranty protection plan.  I never had a seller refuse.

even as we do new homes, we will get a policy. i think we use first american. they have been around forever.. and reputation matters.. i think they all try not to pay on a claim, but it does gives a buyer a bit of a peace of mind

Most buyers use all of their Liquidity in order to purchase. I like to have the Seller provide a Warranty to protect the Buyers from all of the Post Settlement economic Unknowns !
