I use "it depends" on a regular basis in the Q&A section.  Some questions are too general to be answered properly, the answers may depend on a number of factors etc.  Also, in some cases, I provide general comments or considerations but will not provide specific advice.  I need to use this approach due to my background.

Anytime a clear cut answer is not appropriate or evident then it depends may be the right answers. Is there a problem with "it depends"? In real estate there are so many factors that come into play and you need all the facts.

Roger, I think some questions might have a definitive answer, but many don't, so then "It depends", followed by some details regarding the reason might be the appropriate response.

Not sure what you're referring to, but one thing that annoys me is when some gives an "answer" which is not really an answer.  e.g. "I'm not sure.  I'll see what other say." Or simply, "so and so provided the answer."

When the answer can be more than 1 thing or based on if something else is done. Such as would you tell an agent their new listing smells? It depends if i knew the agent, if not probabily not as they could be offended and i dont need a fight, if so, then yes as they should know.

Well that depends if the answer depends on something else, but then it really depends on the question.

Most of the questions can easily be answered by these two words - and it's not confrontational, either.

The easiest answer to most question can be 'It Depends'!

Okay, so if I ever do use it depends, I will explain why it might depend, and not just write "it depends".

It depends - if it's appropriate and if it's followed by an explanation of what you mean. If it's just the phrase alone, it's not sufficient as an answer. Not many things are blacka and white, unless it's a fact or law.

I find that many of the questions here are very appropriate for an "it depends" answer.

Oh Roger D. Mucci there you go getting all soft on us. Never wanting to hurt someones feelings.

I never say and suggest it is never appropriate to say, 'It depends.'

This is why.

The listener goes into 'Whah, whah, whah" mode waiting for the speakers lips to stop moving.

To keep the listener on board the right response is, "This is dependent on several factors, such as market temperature, condition of home and location. Let me break these down to show how they relate to your house."
