foolish questions from buyers never bothered me and none stuck with me, but what bothers me most is when a newly licensed and unsuspecting buyer agent is "turned out" into the marketplace with no training....not the fault of the buyer agent, but the broker/owner/manager should be dragged out back and shot.... I do hope I said that gently enough....

Someone renting a room in a house asked me if she could evict the owner. Uh... no, it doesn't work that way.

The dumbest question is the unasked one in my opinion.  A

I had my name tag on getting some coffee.  The person taking my money looked at the tag.  Asked me if I sold real estate...DUH!!  Anyway it turned out well, cause I made a sell....  

At least she speaks from her heart and was honest about it.

No dump questions will offend me. It is those who claim they can afford come back with no documentation offend me the most... What a waste of time...

Could be from an agent from another company, who asked me to hold the listing for her so she can find a buyer for it becuase she really needs a sale.

Some of the dumbest come from other agents when they ask me if I have seen my own listings. I answer yes of course I have. 

"This is [Sherlock] with {big name brokerage}.  I'm interested in one of your listings.  Please give me a call back.  CLICK!!" 

Ah, Richard!  No such thing as a dumb question!

I have always told prospects that there are no dumb questions in real estate. I want to hear all of their questions in order to provide the best advice.

No one ever asked me a "dumb" question but I have had people ask me questions about something they knew little or nothing about. Obviously the person asking an Agent if they could hold a house for them knows little if anything about Real Estate but they may know lots about things the Agent knows nothing about.   

You would be surprised to hear how many times I hear this question.  Most have no concept of how much it takes to hold a property, they think that the property is free and any rents obtained are all profit.

And holymoly, it would be hard to choose the single dumbest question.

A seller once asked since it was a cash deal would they get cash at closing.

If they had to ask they did not know; being honest and an offer to help would be prudent.

Richard, have to agree with Barbara Todaro. A buyer or seller never ask dumb questions they are sometimes confused. Then again an untrained agent is just plain dumb and it is their broker's fault!

 Good Sunday morning Richard. There is no such thing as a dumb question. It might be dumped to you, it's not dumb to them. Perhaps they just don't understand real estate as well as you do.

I had an agent from the metropolitan area ask how much the average monthly cost is for  well & septic on one of my listings. City agents should not stray into the country!

I had a buyer ask me...what time of the year do the prices go down?

The two year owner of a house constructed in 1955 is pressed to explain a response "I have no knowledge if a pool ever existed or was ever filled in on this property." Or "if anyone died," or 'Is the property haunted."

"How can they not know! I would want to know. Why don't they know?" protests the buyer.

Many dumb questions are inspired by those seller disclosures that are a set up for problems.

I advsie the seller to announce, "NEXT."

Empty resale house - buyer asks if the sellers have moved. 

Somebody once said that the only dumb questions were the unasked questions.  

Clearly this person wasn't a Realtor.  

1.  So...  the house just came on the market at $400,000, and it's a seller's market like you told me, right?  Can we offer $200,000 and see what they say?  

2.  I just filed bankruptcy, had a foreclosure a few months ago, a car repossessed last year, I just switched jobs...  can I buy a house?  

I could go on, but you are catching my drift.  

Why can't I make my changes to the home BEFORE I close, I will be moving, and cannot make these changes while I am living there! 

Since I don't believe there really is such a thing as a dumb question, just people who don't know the "facts of life" in real estate, I can't think of one because I don't think in those terms.

I am with Barbara Todaro on this one. And there are soooo many dumb questions some agents feel compelled to ask. Makes me wonder who their broker is and if he/she can sleep at night.

Never anything like that!

The worst question I ever heard in Real Estate was, "Can I use my credit card for the Earnest Money?"
