I would spend it on creating a brand and identify an under-served marketplace.  I would develop a strategy, and then work it like crazy.  One of our clients just beat out the two heaviest hitters in Santa Barbara and they have a new listing priced at over $6million.  We got a big Thank You from them with their Thanksgiving wishes.

I would do Facebook target marketing and more mailout marketing. $10,000 would cover a lot of territory.

I'd probably do print media blitzes. I've not heard that radio and tv are all that effective. Not sure I'd trust unlicensed doorknockers to set appointments for me.

I'd do a combo of the following:

  • Door knocking material (but do your own knocking).  I like the lottery ticket idea mentioned below.
  • Past client party, but they need to bring a friend or two.
  • Facebook and Google advertising.

I don't see radio or TV being useful.  I listen to mostly MP3s when I drive.  On the odd chance that I'm listening to the radio, I change the channel when commercials come on or turn off the radio.

TV, I don't watch live TV anymore along with many millenials.  Streaming and iTunes/Google/Amazon purchased seasons for me.

Ken Jones nailed it! Rather than waiting for business to come to you, go out and take your business to the masses by talking with as many people as possible. Lottery tickets are cheap "ice breakers" to give away. I don't know of a single person who would turn down a free lottery ticket in exchange for a few minutes of conversation. Think about how much business you'll be doing if one of those people you talked to hit it big?

In our market, you can do a question and answer session with a DJ for about $600 for 15 minutes.  I'd do some of those along with Mailers to your farm areas with your resume and list of recent sales in the area.

I do lots of direct mail already. Produce a local/regional TV series about real estate in our area, and invite past clients and local experts to be guests. Interview/presentation/Q&A segments. 12 episodes, 10 minutes each. Buy time on local/regional stations for first run, then YT for reruns.Actually creating prototype now.
