Richie,

I am with Candice A. Donofrio on this one.  We live in the land of professional actors in Southern California.  So we know a thing or two about acting, and I can tell from the other side of the country, when someone is reading a script...I hate it.  It demeans the person acting, and the person they are acting for...just my opinion Richie, just my opinion.  A

One of my former partners liked to recruit little theater actors because he knew that they learn the script he provided for working with prospective condo buyers.

I role play with agents when they are attempting to close builders/developers or land owners.... role playing is also done when needed with closing resale listings....if an agent is in the right frame of mind before a listing presentation, the confidence radiates....

Nothing beats on the job experience. You can role-play and act all you want, but until you have your spiel down pat to where whatever you say rolls naturally off your tongue as smooth as silk—you're still just an amateur.

Absolutely ( I sound like Rocky!) as I think it is an integral part of training. We one of the most dynamic couples in real estate now heading up our MAPS training at KW. Tony DiCello told a story of another agent in another city who he role played with continously. They'd call each other out of the blue and say things like, "Why should I pay you 6% brokerage fee? The other agent offered to do it for 4.5%" or "I need to get $500,000 from my sale" or "Price Reduction? I want to hold out and get my price!" Need to be on your toes.
