Yes and it is the best feeling to have a home ready to go. Even when the home is ready though, i prepare the seller to be ready for showings, offers and what to expect. I have listed a home at 6pm, got the pictures first thing on Saturday morning and had it entered by 11am. By 6pm that night 3 offers and a seller signed contract, the true meaning to sold in a day. The best was how many of their neighbors this seller told how good i was. I get referrals year after year. 

Yes, the owner kept it like a showcase all the time. The first couple through the front door bought it!

I have had some listings where the home was in pretty good shape, and nicely decorated as well. Not sure I ever had a home that was perfect, but pretty darn close.

I have had this with a couple of my listings. I love it when that happens.

Yes.  It is rare but nice.  Usually requires the seller to be aware of the value of a nicely done home and to have done the work ahead of time.

Yes and that home was under contract in 4 days in the down market.

Yes, but some of the buyers as buyers often do, disagreed that it was perfect.

Oh yes, and these are the ones that are a dream to work with.  The only trouble is that they sell right away and don't take some time on the market to generate more leads.

Yes - but that case is extremely rare.
