Commissions are paid based on the written agreements with the agents.

depends on what the listing agreements and buyer agency agreements say. 

It's part of the negotiation. 

It is necessary to refer to the relevant agreement(s) in order to determine who pays the commission.

Worked on one like that a while back and each party agreed to pay their agent in the deal. Absent such an arrangement, agree with Michael Setunsky . . . Seller. 1031 exchange notwithstanding.

Negotiable, both parties, for any exchange an appraisal should be completed.

Same rules apply ( escrow, agents, vendors, title, taxes,etc. are paid), do not take ''same value'' literally.
