I couldn't cover all the listings I have right now - I prepare a cheat sheet for each listing so that other agents are up to speed on features, amenities, and where to put the signs. Sellers like to know that anyone holding the house open knows all about it.

With the sellers permission, I will audition my recruit-potentials through among other things, holding my vacant (only) listings open, yes. I pop-in and see how they do things unannounced. Therefore on the first one, unless it would cause issues, I do not prep them at all. I want to see what they do naturally. I only do this when I'm recruiting though. I'm not a fan of open houses anymore, the Internet and need pre-approved buyers has made them mostly irrelevant. If you are doing them to show your skills off to the neighbors for future listing business, I can see some value there.

It depends on the property and the agent. If it's the type of house that can sell itself (well priced, just like 5 others that sold on the same block) and there's a newer agent who could benefit from the experience I say yes. It's often a convenience for the seller to have the house held open during a 3-4 hour window rather than trying to juggle 6 different appointment requests on a Saturday afternoon. However if it's a property which really needs to be showcased, I prefer to do private showings or hold the open house personally.

I want the agent who is investing their time to be successful in the PURPOSE they apply to the open house. If they have NO PURPOSE....then it will be a waste of time for all involved including the home owner. 'Showing the house properly' is the red flag of no purpose.

Typically I do not. The last one to ask wanted to do one the Saturday before a heavily advertised Sunday open house. That would have killed my OH, so no.
If there is anything special or unique about the house I'll go over it with them, but otherwise no. And I don't let them replace my sign with theirs!
