Inventory is down but so are total sales volumes. In Evanston IL the number of total sales this year to date is 488 homes sold compared to 932 homes sold in the previous 12 months. The average sale price has also made just modest gains of 2% appreciation.
I am sure alot of this low inventory is because people have lost alot of equity in their homes and have too much debt and are just waiting until the market is fully recovered.
