Depends on the client & circumstances.

One: when military or rapid personality or the close is obviously in hand in that moment. I have signed many Listing Agreements in the middle of my presentation. RULE#1 "when they are giving you the signal, shut up and sign."

Two: when they are old school and or less rapid and need to feel more of a process to nurture their decision making process.

 

It's gut instinct, not often planned; but I go  prepared for either.

Mine is almost always one step the same as Dorie Dillard .  Sellers call me and ask if I would consider listing their home for sale, not the other way around.  I have developed the reputation of being quite selective with whom I represent.

Barbara: Thanks for answering what is done in your area. I always did a 2 step presentation but in the last 3 years more sellers I've been talking to over the years just call and say come list my house. I've developed a pre-appointment email with links to my videos, blogs about the community, the website I provide for the community and the individual websites I produce for all my listing. It really helps for them to review..many have already seen them so its a good reminder.

In my mind, if you don't walk out of the appointment with a signed contract, someone else will.  That's why I don't do a two parter.

Typically a 2 step as it leaves me some wiggle room to fine tune the price range after I have carefully analyzed the sold market. I promise to get back within a very short time frame though.

I would always prefer a one step listing. But I think it depends upon how many other agents the seller is interviewing, and where you fall in that sequence. There are analytic type personalities who always want to think things over, and I think it's important to provide the space for that to occur.

I do both, Dorie.  It depends on the home and how the seller contacted me.  For a strong past referral without much competition it's a one step.  Where it's a higher end listing and I'm up against others it's typically a two step.

Dorie Dillard most of the time it is two-steps (the second step being signing documents online) so technically, it's just one step (for presentation/meeting/appointment.)

In some cases when I work by referral, its perhaps ZERO step only....and I love those 'Come List Me' calls!

When we can, we like to do a two step.  

1.  Meet the sellers, walk through, and then go through our listing appointment.

2.  Come back with our professional photographer, do all paperwork, and get it listed.  

If somebody is in a super rush we can condense it into one appointment.
