I have a Wells Fargo loan agent. Apparently their rates are not as attractive.

On A PMI removal they mis-informed the borrower. Right now it is confusing and an issue.

I work with BOA all the time and things tend to go well. As far as Wells, both short sales and REO have never gone well, they use too few agents to list with who havent been that helpful in my area. Wells would be better off choosing the REO agents ready, willing and able to work REO harder.

I use a Wells Fargo agent out of Los Angeles for some of my California investors and it has gone smoothly. The only issue I have had is AMC chosen appraisers who sometimes don;'t understand the market. I like to use local companies that don't go through AMCs.

I assume you mean with short sales? Both can be good or bad depending on the people involved. I'm working with both right now, and so far both scenarios with both lenders are proceeding smoothly.

Wells Fargo has been awful to deal with. We are trying to help out clients with loans under them so we can do short sales, and we'll have to fax and email stuff to them dozens of times and be left on hold for infinite amount of times. BOA I haven't heard anything about, but I have a primary account through them, so I can definitely believe there are issues with them.
