There's a lot that depends on price, condition, amenities, location, buying power & cash on hand, but here's my average conversation in 2015:

Seller: I share DOM, AVG. Sales $ vs. Asking $ and if under $500K-what today's buyer expects=mostly move in ready due to loan rich, cash poor borrowers; so price according to present condition, not market average-(translation; market value).

Buyer: (pending location & price range) I share under $500K is a sellers' market, prepare to see about 12 houses per month and write 2-3 offers per month until accepted. Plan for a 2-3 month process on average. Be happy with a home that only needs new flooring & paint and minor cosmetic updates.

Sounds cliche, but the time to buy is now! 3 years from now your friends will think you were so smart. Why? Rates are so low and your payments will too. Your friends may pay $20,000 less for their home, but their payments will be a lot higher.

If you are a seller you will receive more now, and a lot less latter. Again Low Interest rates. I did not go to Harvard Economic School, but I understand Supply and Demand.

To those who truly understand the crushing effects of the over regulation that has been inflicked on the American Mortgage Industry and the adverse effects it has had on the Consumer, most would agree that suring up the mortgage financing should be a top priority!

Over the past 12 months I've been overwhelmed with borrowers and realtors contacting me to save thier deals.

Make your sellers and/or buyers get lgitimently pre-approved.  I don't mean some weal pre-qual, I mean urge them to send their Bank, Mortgage  Lender or Mortgage Broker, ALL thier relavent info to obtain a Loan Commitment.

Here is a sample list of of basic items needed for you to send  to your  clients:


2015 P&L and Balance Sheet 

2014 business tax returns or signed copy of extension

2013 business tax returns 

Copy of Professional Licenses with short BIO / Resume


Recent paystubs   

2014 personal tax returns with W-2s, 1099s, etc.

2013 personal tax returns with W-2s, 1099s, etc.


Recent Two months Personal bank statements

Recent quarterly assets statements: 401k, IRA, Mutual Funds, Annuities, Stocks, etc. (all pages)

LOE (Letter Of Explanation) for any Credit Issues:  Short Sales, Foreclosures, BKs, Tax Liens, Collections, Judgments, late or past due payments (in Word or PDF format, Signed & Dated)

Current Mortgage Statements

Leases on rental property owned

Copy of Sales Contract with copy of deposit check

For buyers, definitely a good time to consider a vacation home. For sellers, during the holiday period only the serious buyers come out, so it's also a good time to have a home on the market, especially since the inventory normally shrinks at that time.
