There's a lot that depends on price, condition, amenities, location, buying power & cash on hand, but here's my average conversation in 2015:
Seller: I share DOM, AVG. Sales $ vs. Asking $ and if under $500K-what today's buyer expects=mostly move in ready due to loan rich, cash poor borrowers; so price according to present condition, not market average-(translation; market value).
Buyer: (pending location & price range) I share under $500K is a sellers' market, prepare to see about 12 houses per month and write 2-3 offers per month until accepted. Plan for a 2-3 month process on average. Be happy with a home that only needs new flooring & paint and minor cosmetic updates.

Sounds cliche, but the time to buy is now! 3 years from now your friends will think you were so smart. Why? Rates are so low and your payments will too. Your friends may pay $20,000 less for their home, but their payments will be a lot higher.
If you are a seller you will receive more now, and a lot less latter. Again Low Interest rates. I did not go to Harvard Economic School, but I understand Supply and Demand.
