We are so low on inventory here that bidding wars happen with every "as is" property, yet when you run the comps and numbers, you don't make a decent return. Most investors have left the market because of this.

The experienced investors dried up in 2010. Our "make hay-days" were late 2006- early 2010.

The weekend seminar investors dried up last year, 2014, they showed up in late 2010.

Their are still flippers out there, losing money in some cases, trying to recapture what they never should have attempted this year.

You can't  invest in a market value, to above market value property, in a multiple offer market. You're already starting out with little to no margin after capital improvements and cost of sale (and carrying costs).

The armatures have been flushed from the investor market.

REO are now selling at retail price.

Big profits are being made but because of the resources of experts in real estate industry who know how to bring value to the table.

NAR, your MLS and your broker most likely discourage their agents from creating this value and require agents to be 'more of the same' residential sales clerks.

The invisible inventory market is booming. Seller sell high, buyers buy higher and everyone is elated...with the exception those on the sidelines.

My feeling regarding investment and investors is that the professionals are no longer in the resale market.  They may still be working directly with the banks but the profit margin no longer exists for them to buy and sell and make the percentage on a quick turnover.  We are no longer into a investors market but soon we'll be hitting that dreaded speculators market.  That's the kind of market that causes the real estate crash.  Speculators jump in, buy homes, rent them out hoping to sell them down the road making a major profit.  These are the people that dump and run once the market slows down and priced begin to fall.  They don't hesitate to walk away and leave the rest of us holding the bag.
