In my humble opinion it would be the "Inspection" period. Generally, after a contract has been executed, there is a fifteen day window when a Home Inspection, Appraisal, and Survey must be completed. With a Government repo this window is reduced, by Addendum, to ten days. If inspections and/or their repercussions aren't confronted,completed or extended, within this time frame, the Buyer stands to lose their EMD. If managed proper, and once past this milestone, closing is a breeze.
