This is NOT an either/or choice. You MUST do them all, including direct mail.
Some will answer their phone, Some will not.
Some will be curmudgeons, others will not.
It all part of the territory.
You are right in your focus. The most efficient access to agents and their buyers is through their broker.
HOWEVER, seeking investor and commercial market activity rarely aligns nicely with those whose business is 95% residential, occupant buyers.. A real message disconnect exists.
Become skilled at marketing and stay the course. But you need to think seriously if real synergy exists between your product and those to whom you are pitching which seems to be brokers whose agents are SFH, occupant buyer, focused.
SUGGESTION: offer free introductory training through the broker for those agents who may want to diversify their business portfolio. Make certain you include self-directed IRA, 401K purchases, creating LLCs and of course your solution.

I prefer that information is sent to me in emails. With email, I can process the information at a time that works for me. If I just get a call, I may be busy and not give the information the attention it might deserve.

As my answer would be so be most of the others. Email. The problem for you in listening to that advice might be reason stated. "So I can delete it or see if it interests me. " My feeling also. You then decide if face to face is better in building a relationship rather than someone just deleting or filing your emails. mark

Emails. Definitely emails. Emails are easier for me. I can scan the subject in the time it takes you to say "Good morning" and I'll instantly know if I want to spend time reading it or deleting it.

Email - but there are so many of those, they get trashed. I still think going where the buyers are makes more sense, i.e. open houses, Realtor meetings, etc.
