Totally depends on the buyer but in my opinion and probably most others is the kitchen. If it needs a total makeover its generally going to be a big ticket item.
However say for example a buyer is looking at a condo but there is no interior laundry space and they have to share a community laundry room. You might as well be living in an apartment. The lack of laundry room is a deal killer. Same goes for a master bedroom without an ensuite bath. That's a deal killer for me personally
