Times are always changing.  I don't have the crystal ball but hope things just keep moving.

There are some subtle and not-so-subtle shifts occuring in many parts of our market now.   I'm sure in Washington DC those changes may reflect the uncertainty on Capitol Hill.  

Economists are saying Denver is still to enjoy a strong market for 2016.  We are having too many relocating here.

Our market is always shifting in the midwest.  Month to month.  Are you expecting great things?  I am!

our market has slowed...listings are few and far between...we're keep our heads above water, but it's a battle....

It is shifting, the signs have been there for a while.

I really don't know what is going to happen.  I think my market will continue to improve but at a reduced rate.

She will hold for 2016, however, Presidential elections and what follows is the wild card. As a rule, Real Estate cycles run every 13-17 years if not manipulated by acts of God or man. Be eyes wide open and informed!

I defer to my lead coach's recent comment on this question:

"Overall, the market is very solid. It's like the economy - we have not had a huge recovery, but things are solid. We are still seeing historically low rates, but I am banking on a small rate increase in December 2015, which will lead to a very busy spring in 2016 and then a more flat remainder of the year.

The basic fundamentals of supply and demand remain true, and the biggest issue we still have is with the U.S. population growing at its current rate, we need to build 16 million new housing units in the next 10 years. That's 1.6 million a year, and we're quite a bit behind that pace, so we're going to see a continued housing shortage. That said, the Millennials are coming out of college and moving back home, so there's a delayed entrance into the market.

So overall, I think we're going to see much of the same in 2016, meaning a busy spring with good, solid business the rest of the year - and for someone like myself, who has seen the highs and lows in the market over the last 30 years, stable is good!"

Lise Howe everyone was taken aback when they saw market going up from December 2012! Most of them were surprised. 

So who are we to predict the next SHIFT?

If I have to just guess it, I'd say not until Fall/Winter of 2017.

From my view point, 1st and 2nd quarter should just be a continuation of this quarter. Sunday morning and accepting a contract. Very busy in my market.
