As a builder I like it done at least 3 days before the closing so we can get any missed punch items done.

If repairs were required, I schedule a walk-thru several days prior to closing to ensure that those have been completed (and properly).  That allows time to finish or correct any issues.  The final is done right before the closing appointment.

Generally day of closing but with the new regs I think we'll have to back that up given the issue with any changes to the HUD which might previously been allowed for repair credits.

If there are significant repairs that the seller is to do we check several days early and then again the day before closing to make sure nothing new has occured.

I use to do the final walk-through with my clients either the day before or a few hours before closing.  Now, with TRID in effect, it will probably be 3 days before.

I like to wait as long as possible... anything can happen between a walk-thru and the settlement (like pipes bursting) that you may not find out about until too late.

Our contract specifies up front when the final walkthrough will be done.  Unfortunately that is before you really know what you will be dealing with so I generally specify 4-5 days. We withhold 150% of the estimated cost of any agreed upon repairs that are not completed by closing.

It depends on if any and what repairs were done. It might require 2 walk-thrus in some cases, but the fianl is normally day of or day before settlement.

A lot depends on weather or not there were a lot of inspection repairs to be done prior to settlement.  In that case, I'll often ask for more time and bring the home inspector to make sure they were done properly.  If there are no issues, we might do it on the way to the settlement table.
