I once had a client tell me they looked at over 100 homes before they bought their last house.  I told her I wouldn't show her 100 homes but I would help them find the perfect home.  I did.    Looking at 100 homes is ridiculous if the agent is listening to what the client wants and doing their job.

I just burst out laughing upon reading this. It is so very ludicrous. If this buyer is telling you that he or she plans to follow this to the 'T' - then I would suggest I am not the right agent for you.

I'd ask if the author had ever SOLD a home himself?   It is like these crazy neighbours who complain about signs and showings etc UNTIL they need to sell their own home!!  If he was selling his home would he advise potential purchasers to go away and come back only after they've seen 100 homes??

I would tell them it is a huge waste of time. And given his answer to you about #3 being the perfct fit I would refer them to another agent so I don't waste my time!

I have never  heard of such a thing and I would have to say that there are not a hundred homes that meet his criteria and we need to narrow down the selection to the top 10 so we don't waste anybody's time.

Seriously, in my market the bulk of 100 homes would be under contract or sold by the time he got to 100.

You asked him if you found perfect house prior to touring 100 houses.  It sounds like he wants you to show him at least 100 houses.  

I'd let him go.  Who knows what books he's read about escrow, lending, home inspection, etc?  They may all have wacky rules/suggestions/advice.  You don't need to deal with that.

It certainly doesnt take looking at 100 homes to make a decision to purchase. I would try to focus on the clients Needs VS. their Wants. What school districts do they want to be in? How close to the Metro would they like to be? What is the Minimum Total Square Footage that they would accept? How close of a commute into work VS. how far away are they willing to accept? The More strict you make their criteria the less options they will have to look at, therefore they wont be looking at 100 properties anymore. Because, your search criteria became so absolutley precise and so unbeleivably accurate that it "weeded out all the distractions" sort of speak.

I have not heard of this theory nor do I agree with the "theory".  Does this physically mean that you need to look at 100 homes.  If you want your clients to view different styles and/or types of homes there are better ways to accomplish this.  I would recommend asking which homes they would like to live in based on their own personal experience (ie friends, family and neighbors).

 

If you find out what the theory is and what the though process is, I would love to hear more.

Fortunately, about 45 of of them were drive-bys. He said he would know the minute he drove down the street up to the house. His family were great clients.

I would tell him that his book is using an outdated methodology and that that is not how I work.  If he wants to see 100 houses, I'd explain to him that at lets say 5 or 10 homes a trip, that's 10-20 trips out.  If you can only do one day a week, that is 10-20 weeks or 2.5-5 MONTHS of looking!  If he still insists on that, I'd recommend he find another agent and refuse to work with him.

  Never heard of it...I'd tell him to find that agent who wants to tour with him...it would not be me. In our market if you consider price range, location etc.  you would never get to 100 for months.  Who wrote the book...a tenant ?
