I wonder if the Sellers are aware of that tasteless advertising.

Just saw one it says 2.5% commission to home buyer agent. It also says seller will not pay a penny to those bring a buyer under Private remark. While it may be Private I am under the impression public can still find out...

Hmmm.  could this be one of those super-private balconies?  I can think of better ways to describe this feature.

Good morning Andy.  I think our local MLS would pull this one quick.

Tastless, but it is getting some attention, so perhaps is it is an effective listing.

Andy - I think that this sort of listing description would turn off more buyers, and is not really appropriate at all.

Some listing agents should give more thought to their comments.

These comments do get your attention even if they do not help sell the property.

But why? I ask. Seems like would scare buyers away, and how do you have guests in a 1 bed that you will never run into? lol

Those comments would get my attention. That's a funny read, but now to answer your question...I do make my comments suitable for the public.

Not appropriate, in my (someone conservative) opinion. My broker wouldn't tolerate that.

Wow, would never put that into the MLS, as I always send the new listing to my Sellers for their review.

Yikes, little much for my tastes.  Our public comments must meet MLS guidelines, no self promotion, etc.  I also stick with facts vs opinions "best views in town", etc.  I only mention price when it is factual in nature and can be backed up with proof.  IE:  The lowest priced 4 bedroom property currently listed on MLS in the entire subdivision.

Pretty suggestive and, in my opinion, kind of dumb. Readers might get a chuckle.

It says EXACTLY what the reader wants it to say.

To me is simply states "Remember, its a condo surrounded by others who may or may not be peeping Toms."

Or it is a deliberate effort to keep out the fuddy duddies. It only take one grouch to ruin an environment that others have worked hard to create.

It is what you make it.

Where are the picts?
