I use Infusionsoft, it is a big time investment upfront to get everything set up but now tracking leads and email compaigns are awesome! Well worth it for a serious real estate agent.

I wish that I could say I did a good job at this, though we do have a crm, to much of this is in our heads rather than in the db
Most CRMs have this capability. Many integrate with lead generation sources.
EVERY lead generation souce, such as Market Leader, ByReferral, have tracking as the core of their programs.
I would suggest you try and integrate the source of your leads into your CRM software and then it should be able to generate reports. Though, there's no automation for where a lead is in the buying cycle, this is something that will need to be manually input.
I used Top Producer for many years but am not sure of the best current solution.
Make sure all of the leads are receiving your emails, newsletters and current listings that meet their search criteria. The best way to understand where they are in the buying cycle is to talk with them.
