Yes, I do meet the neighbors but do not ask their assistance to sell the house.
Pick their neighbor, yes.
Here is what is IMPORTANT when meeting the neighbor.
"Hi neighbor. I'm Annette. Alice and Mary have asked me to help them sell their home and I'm really looking forward to finding you a new neighbor. If a perspective buyer were to ask you about the neighborhood or about this house, what would you share with them?"
"Whaa, whaa, whass........"
"If a buyer wanted to know more, can I refer them to you?"
What this accomplishes goes way beyond what is obvious.

Not usually, but I mail them Just Listed cards, and invite them to Open House if we're having one.

Definitely! It's part of what I consider my "coming soon" program. I don't always do it myself, I have some trainee/junior agents that help. I always leave behind some collateral.
I also send about 50 personalized letters (with handwritten addresses so they're almost guaranteed to be opened) out to neighbors with "as you can see your neighbors are selling, you'll see an increase in activity, sorry for any inconvenience, open house schedule is...tell your friends, family, colleagues etc. We can arrange exclusive access before the general public, tell interested people to call me. Call me or go to my website if you're interested in your own prop value info"
It's a good use of time and marketing dollars, one of the highest ROIs. I only do about 12 listings/year, so it's not prohibitive. If you have 3+ listings/month, I can see where you'd run out of time for this type of activity.

Debbie - I typically do not go around and introduce myself to all the neighbors. I did that back when I got started, as well as the 'Just Listed' postcards.
Perhaps it is time to revisit that.

I sure do Debbie if I get the chance. I do not ring the door bell but of they are out and about I always introduce myself. I have gotten new business this way too.

No I don't. But generally speaking in my market I already know the neighbors. And about 1/3 of the people in my market on a singular facebook group and see my listings there.

Debbie, I make it a point to meet the neighbors. And I usually have a special open house just for the neighbors and any friends they want to bring along who might make good new neighbors.

Our properties are a bit too big to see the neighbours usually, LOL. With the Sellers' permission, I like to send a nice letter introducing me, what we're doing and encouraging them to choose their new neighbour.

Generally not a first. As the listing and viewing go thru the process we will meet some.

Depends on the property, for open houses we have several members of the team canvasing the neighborhood.

No. The only time I may have done that is when we were marketing the open house of that listing and only if the neighbor was already outside. Otherwise we'd leave a door hanger and we wouldn't ring the bell. Shame on us!

Yes i try to get out and meet about fifty of them. I feel that when you a home I listed, the neighbors will likely know a relative, friend, or coworker that might want to move into the neighborhood to be closer to them.

Have not done that, although it sounds like it might be a good idea, if people open the dooor... I invite neighbors to Open Houses, send written invitations by mail. Agree they can be helpful, or may know someone who might be interested. One of my Open Houses turned into practically a block party, it was great! I got lots of local info and history.

Yes as they may know someone interested and will also advertise it word of mouth.

When the lising is in town I do right away...Rural properties are a bit harder

I often visit the neighbors, particularly before an open house. Not only does it give them the opportunity to choose their next neighbors but it also gives them a headstart choosing their next Realtor :)

Sometimes -- I typically meet lots of neighbors at open house events too. "Thanks for coming, it's your chance to choose your new neighbor -- do you know anyone who wants to live in this neighborhood?"

Debbie Reynolds I have not talked to the neighbors, but I do send out Just Listed postcards.

No...not our style but know that some agents swear by this door knocking technique.
