I have several newsletters that I send out.  I send one out to my community (literally just my subdivision)  This has things like the schedules for all three schools, events coming in the next month, a recipe from one of the local restaurants, a nightlife section (Microbrews are very popular here) and then a section about the housing report from the previous month.

I also have one that I send out using EDDM (Every Door Direct Mail from the US Postal Service)  It's the cheapest way to send out a newsletter, and the postage is less than 1/3 of what a stamp costs.

I looked at the one Realtor.com provides and a couple of others with canned content.  I didn't like something or another about each, mostly that it was hard to personalize.  Realtor.com's added in a bunch of junk that I didn't want.  I ended up building my own via Mail Chimp.  I'll recycle content I get from newsletters, but mostly I write about my listings, my search and rescue teams "Rescue of the Month" and throw in something not related to real estate but related to other aspects of my life, to make it personal.

We use 3 email newsletters, but mainly 2. 

One goes to all customers/prospects.  I used to create these myself on Constant Contact.  but, now my franchise does it for all 100 places and we can customize the intro.  I think mine was a bit better and had slightly better open rate, but now it saves me a lot of time.  Around 3000 get this.

The next I create myself for realtors on constant contact. Around 200.

Third, on Mailchimp, I've created a "sporadic" short "newletter" where once a month or so, I write a very short note (following Neil Patel's advice) that simply introduces and links to my latest blog post.  There is also a spot on my website where people can sign up for this.

On Mailchimp, you get up to 2000 contacts free.  I have well over 1800 in this, so this is a narrowed list.

All of them work well.

One of the keys now is making sure they are mobile friendly.

I sent out 1,000 every month for 5 years and they worked great in the early years and faded in the last two.  I used Clients for Life and they write the whole thing, I just personalized it. My Clients have told me they had notebooks full of them, they saved them! Yet they weren't buying or selling so they did me no good. I quit in March of this year.

We write several differnt versions every month, snail mail it to different audiences in a purple envelope with a celebrations stamp around the 15th of the month.

I use Constant Contact, and send to about 300 clients.  I do write my own content, and include some lending tips and home owner tips, along with what the market is doing.   Also receive a newsletter from my inspector, and he often has tips to use too.
