I used to be a 99er, but I've recently gone the other route. I'd use 500,000 even. It'll show up in searches from 400k - 500k and 500k - 600k and you're differentiated from the 99ers.

I belong to the $500,000. Most people search in round numbers. Why would you want them to miss a good home over a $1. I don't believe in retail pricing for property.

I attended a seminar where the instructor had conducted some studies about this. He said use round numbers as they will come up in both ends of the search. For instant, someone looking from $450,000-to $500,000 will use a round number and the listing will be included and also the person searching $500,000 to $550,000 will see it too. Makes sense to me.

No. I had an agent that I recruited from another company that said that she had been trained not to use 99 or 00 but to use random numbers like 27 so that the buyer would be thrown off and think that the seller actually spent time coming up with a method of calculating his asking price. This same agent also believed in using ALL CAPS FOR HER MLS DESCRIPTIONS, SO WE OBVIOUSLY DIDN'T SEE EYE TO EYE and she left shortly thereafter.

$500,000. Our local MLS search parameters are $400,000 - $450,000. $500,000 - $550,000. Someone looking for $500,000 - $550,000 would miss a $499,900 by $100. Doesn't make sense.

in general yes, but a home at the lower end of the market is much different than the high. 200k yes, 199). 3.4mil ..no. however the look of a bunch of zeros is not good. not!! good!! buttt for the search engines i agree, you may pick up a bunch of viewers and not lose anyone. I would go with the $500,000. Works best on the MLS, our national website operated by CREA, and the way searches are done.
However, I would be in the .88 school of thought rather than the .99 school of thought. What looks better - $499,999 or $499,888 or even $498,888 or $498,888.88? Obviously, the more sequential 8's the better. Especially in my area. I saw after I wrote most of this comment that Sam Sheuh has similar comments which are clearly for similar reasons.

Many times I will list at i.e. 329,900, versus $330,000. But for the $500,000 I like the round number, as you get those looking up to $500K, and those from $500 and up.
