Not exactly an easement, but....

I once bought a house on two lots.  The listing agents "affiliated" title company mistakenly was transfering only one of the parcels...luckily I noticed and had them correct it.

Meanwhile the seller was trying to sell the other parcel to the next door neighbor...that parcel was the entire driveway.

We discovered a home was built in the 1800's on 1/2 the land they did not own (now owned by the City)  To complicate things, when other parcels were severed off, the owners neglected to provide their own access across the severed lands, making it land locked and the "neighbours" refused to grant a right of way.

Robert Gillen I once wrote a contingent offer on a property that was landlocked. There was no direct access to the property and it was only five feet from a cul-de-sac. The purchaser knew this and tried to get it resolved with the County, but none of the other owners adjacent to the property would give him an easement. Unfortunately, it did not close.

Robert Gillen - The biggest easement nightmare so far was valuing three acres of industrial land within a core suburb of Washington D.C. that had several permanent utility easements crisscrossing the land. It was also subject to Chesapeake Bay Act restrictions that imposed setbacks from the stream that also ran through the property. Only a relatively small portion of the land - and therefore density rights - were considered "usable."

My listing.  The driveway crossed 4 other people's property and my listing was land locked.  I had to get all four to sign an easement and each of those 4 had a mortgage and each lender had to sign a release giving the person permission to sign the easement.  Yeah, nightmare.

i have had a lot of them, no serious nightmares. but we have one now, where the bank foreclosed on the propertt. title didnt pick up for the bank or the buyer that the 10 foot road easement was included. so he still owns this ten feet. we cant find him to convey (for a price) so we have to use it only as a access point and put garages there so it is used in the manner for which it was recorded.
