The worst thing that could happen to a sale is having the seller be there when a buyer is looking at a home. It is a sure way to keep a home from selling quickly, that is for sure.

A shiver just ran down my back at this thought. But let's face it, most discount brokerage listings are FSBO'smasquerading as a listing because the home seller has paid a fee to put their home into mls (stupidly thinking that listing in mls is a marketing strategy).

Well first of all open houses don't work in my area.
My gut says never let this happen. I wouldn't want my seller out there winging it on their own with potential buyers. There are so many things that could happen.

It's common for flat fee, listing only services. I've never seen this for full service brokerages. We avoid having the owners present during any showings.
