never after 9:00pm, unless I had permission to do so.... I'd ask how late I could call, IF AN OFFER COMES IN....I would do that at the signing of the listing....

That depends on the seller. If it's late, I might text them first, with "R U UP, I have good news, Please check your email. Call me any time." And I would  email them the offer. Some people keep odd hours, go to work early in the morning, etc. This way, I know I've gotten in touch with them at the earliest possible moment.

Well, we discuss it during when we sign a listing, but no later than 9pm, we usually have 3 days to respond.

i find out before, their habits... like phone , email? nite owls? i also dont like to get or give volatile news before bed. or even really good news. i know i cant sleep then. i would say 8 as a general rule. this is a good question to go over after they sign a listing.

I usually stop calling all business partners at 9:30PM but text anytime, day or night.  If they respond and want to speak, then I'll call.

I usually inform a seller once it comes in, and the buyer's agent usually gives 12-24 hours, so it is up to the Seller how late.  I prefer not after 8 pm.

As others have stated...it depends. I have sellers that turn in  really early but are available at 6 am to talk. Others  are night owls but don't even think to call them before 11 am. The times are as different as the clients.

The key is always ask and then keep track!

We have cloud based e-contracts. Agents here typically let us know there will be an offer coming and about what time to expect it. I let the sellers know and email it as soon as it comes in. They determine how late they want to review a contract or just wait until morning.

Depends on the client not the time of day.  Some clients are up late and say it's okay to call. Some clients are in different time zones, etc.

I still go by the old school "never after 9:00 PM" rule. If you do everyone will be up all night and for what reason when 8:00AM will be just fine.

So it all depends on the availability.

I think it would depend on the seller and where they are located. Currently, I am working with a seller who lives in California, so with three hours of time difference, I could call at 10 pm EST and it would still be acceptable.

It depends on the seller. Of course, since I'm always up at 4am, it's rare that I'm no in bed by 10pm.
