I would put a sign on it regardless of all the rules in your area. Let them know from the get-go.

That would be up to what your real estate commission determines. WE do have to disclose through a separate disclosure with the contract.

Here in California and in Hawaii, if you are an ACTIVE agent, you need to go through your broker (with you as the agent or someone else of your brokerage) and use your normal brokerage sign. Or you can list it with ANOTHER agent of another brokerage who puts THEIR sign on it. You definitely cannot put a "for sale by owner" in your yard. If you are an INACTIVE agent, that means you are still licensed and need to disclose that. I would have a rider on the "for sale by owner" sign that says "owner agent" or something. Disclose, disclose...

Daniel W. Hayes I don't believe it has to be disclosed on the yard sign, but it has to be disclosed in the listing agreement and in the offer.

I think it only has to be disclosed to potential buyers that aren't represented by an agent. They have a right to know that they are dealing with a professional licensed agent.

As far as I know, it does not have to be disclosed on a sign, but it does have to be disclosed in mls and to a non-represented buyer.

Daniel - I am pretty sure we have to disclose that on the yard sign, as well as the MLS listing itself (Owner/Agent), and eventually the purchase contract.
