Only thing to really do is put it in the MLS, only people interested in it will be looking for exactly that as they want to built a custom home. Other approach I have used is to use Linkedin or a professional network to reach out to developers, nice thing there is if you maintain a relationship with them you can sell them the lot and then sell the house they built on it later.
