If there is profound evidence of deferred maintenance and the seller insist the home is perfect. Also, if there is evidence of modifications not up to code. If the seller refuses; why would I then be expected to waste my marketing resources on a property that will be full of issues? I refer this seller to an agent I don't like!

I have not but I do think it's a good thing.  Why do all that paperwork if there is a huge chance the buyer doesn't want all the problems.

Sometimes it helps to sell the house more quickly if you can show that it passed an inspection with flying colors

If a seller is reluctant to fix some things and has serious repair issues and I know it, I think hearing it from a home inspector has more clout.

I only had one seller do this.  It made for a smooth transaction because all the issues were addressed before the home ever went on the market.

I do and my main reason is to take care of the items that may need repairing.  I always have an inspector go through my own home before I sell it.  When the buyer's inspector has come through my home they had nothing for me to repair.
