The most difficult property we've ever listed was difficult only because the owner was messy and refused to clean up. Dirty plates on the coffee table, giant stains on the rug, dirty socks on the stairs, dog poo on the deck, clutter in every corner. House never sold.

It was a nicotine palace with rough hewn, real cedar paneling. A big fat TV dominated the house with sofa immediately in front with nothing but the black base web showing for a carpet
The house was purchased by a fellow who pulled an oxygen tank with him.
I would have thought a smoke infused house and someone with breathing difficulty would be incompatible.

Dale Erwin The most challenging property I ever listed was a 2/3 acre parcel with a storm water management system and dry pond on the property. The problem was the dry pond took up the whole property. I had it on the market for several years with many offers, but no one could overcome the engineering challenge. Some buyers developed a way to contain the water and build over the pond. It went to contract and finally settled.

A mobile home that had been made immobile, and additions were added onto it that were not permitted, and not up to code. An investor bought it for less than $30,000 at a foreclosure auction, and wanted to discuss with me what to list it for. I initially suggested a lower number, but agreed to list it for a short period of time at almost $90,000 under the agreement that we bring the price down depending on lack of offers and feedback.
We surprisingly received a near full-price offer after being on the market for less that the average selling time, which at that point was about 90 days. It closed quite smoothly, and the investor was very happy.
