How can a Realtor represent another person and take off weekends?  Who's best interest are they serving?

What???!!! We are obliged to pass on all offers on a timely basis. Two days later is not timely. And if you lose the buyer have you represented your seller appropriately?

I present them as I get them. The real question to me is how mad is your seller going to be after they showed their house all weekend and they already had an offer on Friday? They are the client. They are the one who is paying you. That may be 2 extra days of utilities, taxes or loss of an offer. People are funny they may find another house with someone who is willing to present.

If this was my buyer clients offer, I would not care if you work weekends or not...I would expect you to present it.

When you took the listing I am sure that you promised  the seller you would  sell the property quickly for the highest price, so just do it.

Options?  You can either submit the offer immediately or breech your duty to your seller.

Ps:  Buyers from out of town that are on a time crunch, will not wait to get an offer presented...they will move on to the next property on their list.  Besides it is the agents job to have their business covered when they are not available.

Send the offer to the seller. Seller can evaluate. If you don't see anything wrong with offer, call, text, or email seller and let them know that offer looks good. Signing and sending it back to buyer might be able to wait until Monday morning. I would expect that buyer has email or fax, or would agree to electronic signatures.

Praful Thakkar We have a fiduciary responsibility to our client. Under the fiduciary duty of obedience an "a(A)gent is obligated to obey promptly and efficiently all lawful instructions of his principal". What are the instructions from the seller when told you do not work weekends? The only option is what does the seller want you to do should an offer come in over the weekend.

Present it. I am always willing to accept offers and get a timely response back to the buyers. With all types of communication I can usually find my sellers with a little tracking down. They are always happy to know an offer has come in.

I will work whenever someone needs me to work.  If I happen to have the weekend off, then that's great, but I expect to work them.

Real estate is not a 9-5 M-F type of job, so unless you have a sub working weekends for you, you have a responsibility to present the offer and negotiate, as needed.

Offers need to be represented in a timely manner.  Typically, Florida offers have a "respond by" date/time to accept/reject/counter offers.  If that time frame expires before the weekend is over, there won't be an offer to present anymore.  I wouldn't want to explain that to my seller!

By Florida real estate law, the listing agent has a responsibility to present all offers to their customer/client in a diligent manner.

If that means that you do it the next day, then do it then.

You do not work on weekends. And everyone you know, knows that, even the seller who hired you knows you do not work on weekends and is so stated in the listing agreement.

Even the MLS showing instructions indicate no action or response should be expected on weekends. The instructions clearly state, "offers received on a weekend, after 5PM Friday, will be reviewed the following Monday.

When the 'entitled' buyer agent chooses to CALL YOUR PREDOMINATELY DISPLAYED telephone number, your VM communicates the same with instruction to leave a brief, concise message that you will respond to on MONDAY.

So, on Monday, you sort out the mess.

What are listing agent options? Follow the instructions then cry to their broker that Praful is making their lives hard.  Or the listing agent can choose to manage their buyers, schedule and business. Too often a buyers agent wants to project their inefficiencies onto the listing agent. 

What are the listing agent responsibilities? Clear instructions. Fair treatment. Honor your family.
