Yes, we get to that stage of the transaction, it is part of the transaction regardless if we received LSU from buyers.  That would be a seperate issue, one that I would have address far before closing.

No need to do one if the buyer is not ready to close. I wait until we have a date set for closing and we know for sure that we are ready.

I wouldn't mind an early walk through. There could be issues after the seller has moved out that need to be addressed. If the walk through happens the day of settlement, that could delay things.

I've seen so many loans come together at last minute i wouldn't worry about the walk-thru. If they want to walk-thru, they are still expecting deal to work out.

I'm not sure why the buyers would want to do a final walk through before they even know if their loan will be approved.  Though, I guess it's your call.

Is there a point to doing a walk through if you don't have a closing date? Like others, that's usually right before closing. On occasion, my sellers have allowed buyers to come through to do measurements, etc.

The Clear to Close notification from the lender and scheduling of closing from attorneys is usually the signal to schedule final walk through.

Interesting...

1.  It is never up to the listing agent to allow a walk thru as the law allows the buyer to do one. A walk thru is also addressed in most contracts, so that the seller keeps the utilities on for a proper check.

2. A loan commitment is a stand alone contingency which has nothing to do with a walk thru.
