Are private swerage systems what we consider spetic systems, Conrad? (Oh wait, that's a question, not an answer!) In NC and SC there is no requirement for a buyer to inspect a septic system, but I sure to always recommend that my buyers do.

In my career so far I've only dealt with "city connected" systems or septic. Neither are required inspections, but both are heavily recommended through disclosures and I do ask my clients to inspect or sign a hold harmless waiver on scoping all main drains on homes with cast iron pipes or any long time vacant property. 90% of our cast iron systems are at an age that they are failing regularly and causing massive replacement projects for the new owners. Best to catch them when they are negotiable.

NO in NH and so happy. Most of the homes i sell do have city/town sewer but in the rural areas septic is the only choice. Every buyer has a septic inspection and it keeps government out of it. If it fails, a new one is put in by teh seller or new buyer, they are approved by the state and local anyway so avoiding Title V is a plus
