I have had this experience more than once and everyone follows me. Our relationships always transend the broker.

I just tell them "guess what!" I just got an offer too good to refuse from broker xyz WE are moving over there on______________.

Good morning Andrea. If someone was to leave my company, I would allow them to finish each transaction or I would finish it and still pay them every if they didn't do all the work.

I would have to really plan to leave my current company, because I don't own the listings--they do.

I appreciate the honest answers. For me there are 2 big elephants in my room. So even if I disagree with a broker keeping listings, there is not much I can do but grin and bear it and make the transition as smooth as possible.

1. Article 16 of our Code of Ethics: "REALTORS® shall not engage in any practice or take any action inconsistent with exclusive representation or exclusive brokerage relationship agreements that other REALTORS® have with clients."

2. Standards of Practice 16-20 spells it out exactly how an agent should behave when leaving a brokerage. "REALTORS®, prior to or after terminating their relationship with their current firm, shall not induce clients of their current firm to cancel exclusive contractual agreements between the client and that firm."

I own my company so that isn't going to happen.  However, I am phasing out of buyers and sellers and concentrating on new construction. I am referring my clients to my agents to work.

Andrea,

All our clients have followed us with no hesitation on their parts.  They just cancelled the listings and resigned with us.  When our former broker tried to keep a particular prestigious listing with one of the wealthiest family, he told her, "I never change my horses when they are doing a superb job!"  We were fortunate.  He was an attorney and super influential, not someone to mess with as were the majority of our clients.

Our former broker was a smart woman, and she knew it was time to start our own company.
