I can''t say I've run across a deal killer yet. It all depends on the buyer and seller and their need and the agent's being able to work together to make things happen.

I recently closed a deal where the seller's agent almost lost the seller's the sale. And we aren't talking a great market where there's another buyer in line. The agent for the seller was so into being on top and beating everyone down on the buyer's side, that we were all about ready to say we were done. I finally had to do an amendment to the sellers. I let them know that we are going to terminate and all earnest monies would be refunded, but that the buyers really wanted to buy the house if they really wanted to sell it. Their agent told me they wouldn't like this. I told her...put it in front of them. It was just a minor lender issue that held it all up and a holiday.

I closed that deal and the seller's agent wouldn't let the seller's be in the same room with the buyers at closing. It turns out the sellers were really nice people, and they waited outside to talk with my buyers. I stood back and let it all happen. It was a nice meeting.

It's not about me. It's about the customer. So what may be a deal breaker for me (I'm not buying) may be perfectly fine for customer.

Rats freak me out but on two different occassions they were not a deal breaker for buyer. One said no biggie we have cats and the other an investor used the rodent problem as leverage to negotiate a lower price.
