Are you aware that Trulia has a Trulia est which is different from Zestimate owned by the Trulia parental company Zillow?

Sam - I didn't even know that Trulia had their own estimates of home value. The Trulia estimate is slightly higher than the Zestimate for my primary residence.

Now we will have to explain to our clients how both estimates are probably wrong.
